Gibson Point is a ground-up multifamily development on a 4.5-acre waterfront peninsula adjacent to Gibson Park. Formerly a long-vacant industrial site and junkyard, the property presented a rare opportunity to transform an underutilized waterfront asset into a premier residential destination while restoring public access to the shoreline. The property is home to the largest living roof on a residential building, spanning 5,700 square feet, and is the only residential building on the North Shore to feature a full thermal cycle. The project received Boston Real Estate Times’ Multifamily Excellence Award (2025) and CoStar’s Impact Award for Multifamily Development (2025).

Delivered through a joint venture with Rockpoint as a limited partner, the project was acquired through an off-market investment and builds on Redgate’s extensive track record in Revere. Leveraging deep local market knowledge, residential development expertise, and regulatory insight, Redgate effectively managed risk and maximized value. Redgate led every aspect of the project, from acquisition and design through development, delivery, and ongoing asset management.
