Redgate was engaged by Bunker Hill Community College (BHCC) to lead a comprehensive feasibility study and strategic advisory effort to reposition its 32-acre Charlestown campus through a long-term Public-Private Partnership (P3). The College faced significant infrastructure and capital renewal challenges across its aging campus and sought an alternative funding model to modernize facilities and enhance the student experience.
Redgate led a visioning and planning process that included detailed land valuation based on the highest and best use of the site, accounting for commercial, residential, and academic development potential. This included scenario-based financial modeling to test development yields, program mix, phasing strategies, and private partner investment structures. The analysis also included assessments of zoning, entitlements, and infrastructure upgrades needed to support a vibrant, mixed-use academic district.
Following the approval of the feasibility study by DCAMM, BHCC initiated a competitive developer selection process. Redgate continues to serve as the strategic real estate advisor to both DCAMM and BHCC, evaluating developer proposals for alignment with campus redevelopment goals, risk profile, and financial terms. Redgate’s role includes supporting negotiation strategy and institutional decision-making while coordinating closely with Newmark, who is presenting deal structures and market-aligned transaction options.
