MassDOT

Public & Quasi Public

Commenced:
2024 – Present

Since being selected in 2024 as MassDOT’s on-call real estate services advisor, Redgate has partnered with the Office of Real Estate and Economic Development (OREED) to advance a broad portfolio of strategic real estate, economic development, and transit-oriented development initiatives across the Commonwealth. Acting as an extension of the agency’s real estate team, Redgate provides advisory services spanning portfolio strategy, land use planning, feasibility analysis, property disposition, developer procurement and selection, stakeholder engagement, and transaction support. Assignments have included evaluating surplus properties for redevelopment potential, structuring disposition strategies, preparing solicitation documents, conducting market and financial analyses, and advising on public-private partnership opportunities that align economic development objectives with transportation and housing priorities. A current portfolio-wide initiative involves helping MassDOT identify, evaluate, and prioritize agency-owned sites for housing production and mixed-use redevelopment opportunities. Through a developer-focused lens, Redgate performs financial feasibility analyses, development planning, zoning and entitlement assessments, and implementation strategy development to help position sites for disposition, developer solicitation, public-private partnerships, and long-term investment. The work supports MassDOT’s broader objective of leveraging underutilized real estate assets to advance housing production, economic development, and community growth throughout Massachusetts.
