The Washington Metropolitan Area Transit Authority (WMATA), in collaboration with Montgomery County, set out to unlock the potential of the underutilized land surrounding the North Bethesda station. Previous efforts had struggled to generate a clear strategy or attract the right investment to create a vibrant, mixed-use district that would fully leverage this transit-oriented location. Redgate and its consulting partners were engaged to design and implement a joint development solicitation process that could align market realities with community ambitions. The team evaluated site infrastructure requirements, assessed market conditions, framed a stakeholder engagement strategy, and initiated procurement activities to attract qualified development partners. Momentum accelerated when Montgomery County announced that the University of Maryland and its medical system would establish a new Institute of Health Computing on the site. Redgate is now working closely with WMATA and partner organizations to integrate program needs and R&D specifications into the redevelopment strategy, while advancing a schedule that will lead to the selection of a master developer.
