Redgate supported Mass General Brigham’s iCare program, a regional initiative to expand access to integrated outpatient healthcare services across New England. The program was designed to bring together primary care, behavioral health, specialty care, imaging, ambulatory surgery, and other services under one roof.
Serving as Mass General Brigham’s permitting and entitlement advisor, Redgate led approval efforts for proposed facilities in Westborough, MA; Woburn, MA; Westwood, MA; and Salem, NH. In this role, Redgate served as a key liaison among the project’s 40+-person team, local counsel, municipal officials, and other stakeholders. The team provided strategic guidance on mitigation contributions, PILOT negotiations, agreements with sellers and master developers, presentation materials, and stakeholder outreach, ultimately securing Site Plan Approval and all required entitlements for each location.
While only the Salem, NH, facility ultimately advanced to construction, Redgate played a critical role in moving the broader program forward and positioning each site for future development. Opened in 2022, the three-story, approximately 62,000-square-foot Salem facility became the prototype for Mass General Brigham’s iCare model, establishing the framework for future outpatient care centers across the region.
